A GMHP member has delivered Stockport’s very first fully modular housing scheme providing fourteen much needed affordable family homes built to the highest standard under quality controlled conditions.

Stockport Homes’ Willow Close development, uses a fully volumetric system of construction, with the units delivered to site complete with all internal fittings. More importantly the external finishes were also installed in the factory removing the need for scaffolding and trades on site.

Delivering good value, attractive and innovative new homes on a small challenging site.

The Willow Close development has regenerated a disused former bowling green and provides fourteen, two and three bed family houses for affordable rent with associated parking and landscaping. The development is located in a high value area of Stockport where affordability is a problem for many local people and where consequently there is high demand for affordable housing. The site is located within an existing residential area with excellent transport links. Beyond the immediate boundaries to the south-east is an historical landfill site that was used for inert, industrial, commercial, household and special waste until 1988.

Externally and internally the new homes look and feel like any other traditional or timber frame built property. However, these homes have been constructed in a very different way! This is a fully modular system constructed in its entirety in a factory under quality controlled conditions before being transported to site. This negated the need for scaffold on site and reduced the onsite labour requirement and build programme by approximately 25%.

The innovative prefabrication process has enabled the achievement of outstanding environmental credentials;

  • Sustainably sourced timber
  • High performing sealed insulation offering the highest levels of energy efficiency
  • Air Tightness (2.69m³/hr.m²@50Pa) which can only be achieved with manufacture in factory conditions
  • Minimal waste output and the process enabled a 95% reduction in construction / packaging waste on site
  • EPC rating of B

New residents are delighted with their new homes. One customer said “I am thrilled with my new home, and especially how cosy it feels. Moving in has made a huge improvement to my life and I am delighted with the property’.
