Building more homes, together
Providing the homes that Greater Manchester needs is at the heart of what we do. In 2025/26, Greater Manchester Housing Providers (GMHP) collectively delivered a record number of new homes, demonstrating the scale of our ambition and the strength of our partnership approach.
With a stretch target of 3,000 homes, we have continued to push boundaries, overcome challenging market conditions and deliver the affordable, high-quality homes that are so vital to the success of our City Region.
This achievement is about much more than numbers. Every new home represents an opportunity for an individual, a family or a community to thrive. It reflects our shared commitment to creating places where people can live well, build secure futures and contribute to the growth and prosperity of Greater Manchester. At a time when housing demand continues to outstrip supply, our collective development programme has never been more important.
In 2025/26, 21 different GMHP partners made a contribution to the delivery of new homes. Over 2,300 affordable homes secured planning approvals; more than 2,900 affordable homes started on site; and over 3,200 affordable homes were completed. The increasing role of social rent in delivery programmes is evident, and data illustrates that new homes are being delivered across all districts of Greater Manchester.
A key part of this success has been collaboration. Best practice and learning are regularly shared. The work of Hive Homes continues to show what can be achieved when housing providers come together behind a common purpose. The joint venture between 10 GMHP partners and the Greater Manchester Combined Authority (GMCA) is bringing together expertise, resources and investment. As a result, Hive Homes is unlocking development opportunities, accelerating delivery and creating new communities that will benefit residents for generations to come.
Importantly, the growth ambitions of GMHP are closely aligned with the GMCA’s wider supply agenda. By increasing the delivery of affordable and sustainable homes, unlocking sites and supporting regeneration across the City Region, housing providers are making a significant contribution to GMCA’s ambitions to boost housing supply, drive inclusive growth and ensure that more people can access the homes they need. Our collective efforts demonstrate the vital role that housing associations play as delivery partners in achieving Greater Manchester’s long-term vision for growth.
While we are proud of reaching a record year for delivery, we remain focused on the future. Together, we will continue to increase housing supply, support thriving communities and deliver the homes that our City Region needs.
