Developing quality new homes to address the housing crisis and create investment in local communities

Hive Homes is a unique ‘profit for purpose’ development joint venture set up by ten GMHP members and the Greater Manchester Combined Authority to develop high-quality new homes for sale on the open market across the city region.

The aim of Hive Homes is to support GMCA’s Housing Strategy, helping address the acute shortfall of housing in Greater Manchester, and to support people and communities by sharing any profits among the JV partners to be invested locally.

All revenue generated from building and selling new homes is returned to the partnership for them to use in creating and supporting more social housing. To bring further local benefit, Hive Homes’ supply chain is made up almost exclusively of North West-based businesses, most of which are SMEs.

As an agile partnership with extensive knowledge of the local property market and a combined 40 years’ experience building quality homes across the North West, Hive Homes can mobilise quickly and work closely with local authority partners to bring new sites to market.

A flexible approach also means Hive Homes can meet the needs of different Greater Manchester boroughs and their strategic housing ambitions, not only developing market housing aimed at first-time buyers, growing families and single homeowners alike, but also bring forward social housing, or intermediate offers such as shared ownership in conjunction with our RP Members.

As of Summer 2026 Hive Homes has successfully delivered 250 homes with 3 Schemes completed and a further 330 homes under construction across four live Schemes and have a further 650 plots in 1:1 negotiation with Development Partners. We’ve also picked up a number of prestigious Regional and National Industry Awards along the way!
