GMHP is committed to ensuring that every home across Greater Manchester is safe, well-maintained, and of a consistently high standard.

By sharing best practice, pooling resources, and working collaboratively, GMHP members we are raising standards across the region to deliver safe, sustainable homes and stronger communities.

Through the GMHP Standards priority, providers focus on improving the quality of existing housing stock, supporting regeneration, and driving forward retrofit and building safety initiatives.

Our work is aligned with the Greater Manchester’s Good Landlord Charter, setting out clear expectations around repairs, maintenance, and customer care, while giving residents confidence that their homes are well-managed and their voices are heard.

Our key Standards priorities
  • Asset management and investment – taking a consistent, strategic approach to maintenance, disposals, and lifecycle costs.
  • Repairs and maintenance – agreeing common standards, response times, and a minimum void standard.
  • Building safety and compliance – working together on high-rise safety, and engagement with the Building Safety Regulator.
  • Customer focus – improving communication, transparency, and the right to request property inspections.
  • Community safety and reducing anti-social behaviour – supporting the wider strategies to promote safe communities, working with GMP to reduce incidents of crime and domestic violence
  • Procurement – sharing understanding of the new procurement regulations and determining opportunities for joint procurement activity across organisations to improve VFM.
